FAQ | 什么是英国租房的cooling period？

Cooling Period（冷静期）In consumer rights legislation and practice, a cooling-off period is a period of time following a purchase when the purchaser may choose to cancel a purchase, and return goods which have been supplied, for any reason, and obtain a full refund.

冷静期是指预订公寓之后的指定时间内，预订者可以以任何理由选择取消预订，并获得全额退款。所以在英国预订公寓，一定要注意Cooling Period是多久，从你接受合同到无责取消预订的时间。超过Cooling Period将变成有责退订了。

无责退订的几种情况

Once the “Cooling Off” period has expired, you can cancel your booking if:  You do not have a visa to enter the UK  You have not acquired the grades to be offered a place at the chosen university  You have failed to achieve the grades to continue your study at universityIn these circumstances, you can cancel your booking prior to the tenancy start date by providing evidence to the Accommodation Manager within 72 hours of being notified. To cancel your booking under these circumstances, please send your UCAS notification/ Visa refusal documentation to the Accommodation Manager within 72 hours of receiving it. In addition, you may cancel your tenancy agreement prior to the tenancy start date if Covid-19 related travel restrictions prevent you arriving at the accommodation / being able to travel to the UK to take up occupation of your accommodation. Written evidence from the World Health Organisation or Government of your country of origin must be submitted to the Accommodation Manager within 72 hours of the restriction being put in place. It may be possible with the Landlord’s agreement to transfer your obligations to someone else who would be eligible to live at the property. This arrangement is known as a Tenancy Takeover. Once the new person has signed and accepted to take over all your obligations are you then released from your obligations to pay the rent and other terms of the Tenancy Agreement.

1. 没有达到学校的入学要求，可以退订

公寓要求你有你没有达到学校的入学标准被拒后，才能无责退订。押金是可以归还的。必须在72个小时之内，以邮件的形式通知公寓的管理负责人。

2. 签证被拒

被拒签，也是可以无责退订的。必须在72个小时之内，以邮件的形式通知公寓的管理负责人。

3. 拿到更好的Offer去其他学校可以退订吗？

不可以！ 公寓不接受这样的无责退订。

4. 出行限令

因为疫情不能出行也是可以退订的，但是要求转发WHO（国际卫生组织）或者国家的通知邮件。
