君君请问什么是offer form(租房的时候使用的)?

Offer Form 是租房时候如果确认一个房子你需要,中介会需要你填写一个offer form给到房东,然后房东根据offer form里面的内容,决定是否把房租租给你。
所以,offer form里面的内容一定要谨慎填写,今年由于疫情后租房市场反弹,导致每一个房东都会收到大约5-10个不等的offer, 有一些城市夸张到一个房东手上有将近70个offer, 那么这个时候房东会认真的查看你的offer form信息,然后进行反选租客。
Offer form里面一般包含以下几个重要信息:
你的身份 - 是学生还是工作的,一般房东倾向于把房子租给全职工作者,所以这就是为什么格拉斯哥/布里斯托/约克/巴斯等等这些城市出现了, 房屋中介直接拒绝学生的申请。
你的租期 - 如果同时竞争同一个房子的offer里面出现了9个月或者12个月租期的情况,房东会优先选择12个月租期的offer。
你的租金 - 今年出现了竞价的情况,比如房东要求的是200镑一周,有些人出到了220镑一周,那么房东很有可能为了收益率会选择更高竞价的offer。
你的支付方式 - 这个是中国同学最有优势的地方,一般可以6个月一支付或者一次性全额支付,这一点也是唯一英国房东考虑国际学生的因素。

Meeting affordability
To meet initial affordability checks your annual income, or if there will be more than one tenant your combined annual income, must be 30x the monthly rent amount.
Based upon the advertised rental amount for this property of £2,817 per month, your sole (or any combined) annual income would need to be verifiable as £84,500.
