| 旅行禁令 

If you are unable to travel to Ireland or the United Kingdom due to government travel restrictions resulting from the Coronavirus Covid-19 pandemic, you will need to provide evidence from the Government in your home country supporting this which is current at the time of your cancellation. We ask that you please provide this translated into English（需要将证明翻译成英文）. Please let your residence know as soon as possible that you would like to cancel your contract and no later than 14 days before your tenancy begins （取消合同的时间不能少于合同开始日期的14天）. This must be accompanied by the supporting evidence（支持证明）that you are restricted from travelling in order to cancel your booking. On receipt of notification that you cannot attend, and with the correct evidence, your booking will be cancelled in full and we will refund all payments made for your 2020/2021 academic year booking. If you do not provide evidence in line with this timescale, you will be held to the terms and conditions of your agreement and liable for all accommodation fees.

If you are due to travel and begin your stay, but you are unable to obtain a Visa due to travel restrictions, or your country’s Visa offices being closed, we will try to hold your room for you while your Visa is being processed. Please let us know as soon as possible if you are unable to obtain a Visa for these reasons. We can cancel your booking if you have applied for a Visa and it has been refused, please let us know, with evidence within 5 days of your visa being refused （签证被拒的5天内）if you wish to cancel for this reason.

Failure to obtain a UK Visa- If you fail to obtain a UK Visa before the start date of your tenancy, we will cancel your Tenancy Agreement and refund any rent payments made so long as you provide within 72 hours (72小时提供证明) of receiving your official confirmation: 

• Supporting official evidence that your Visa was declined 

• Written confirmation that you wish to cancel your booking

Where proof is provided in accordance with these terms and conditions and to our and the landlords reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation.

| 旅行禁令 

If you are unable to enrol on your course due to your university course no longer running or travel restrictions in place for September 20/21, or you have not been able to meet the academic or English language conditions of your offer you can cancel your booking under the ‘No place, no pay’ guarantee (无录取，不用付钱政策) Cancellations are not available to students who are free to travel to the UK and can enrol on their course. In this case you can request to re-let your room.

| 旅行禁令 

In the event there is a government imposed ban restricting arrivals into UK or departure from your home country, deferment to when the travel ban is lifted will be allowed. If you are coming to study from outside of the UK, and you require a VISA for this study but your VISA application is unfortunately denied, then you are able to cancel your contract as long as your contract has not yet started. or   

2)  Confirmation of failure to gain place within University

We operate a 72 hour “cooling off” period up to the 31st July so if your circumstances change you can cancel your booking. Once the “Cooling Off” period has expired, you can cancel your booking （可取消预订）if:

– You have not acquired the grades to be offered a place at the chosen university
– You have failed to achieve the grades to continue your study at university

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. A booking can be cancelled up to and including 31st July of the year when the student was due to move in. The booking fee is non-refundable.

After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:

1. Their UK Visa application has been denied （签证被拒）

2. They have failed to obtain the required qualifications to get into their university of choice

3. Extenuating circumstances e.g. ill-health, family circumstances

Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours （72小时内提交证明）of receiving official confirmation. 

Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.

If a student’s country or the UK impose a travel ban restricting arrival, the student must contact StudentFM or their booking agent. StudentFM will amend the contract start date to coincide with the end of the travel ban. If a student cannot obtain a Visa, they should provide a copy of the rejection letter to StudentFM within 7 days （7日内提交证明）of receiving it. The letter must include the student name and date issued. Upon receipt of the evidence, StudentFM will cancel the booking and refund any rent paid.

| 旅行禁令 

The current Occupier will have the right to terminate the Agreement if Occupier is unable to arrivedue to the COVID-19 virus. The Occupier must give Study Inn written notice of the cancellation and provide proof of not being able to travel due to the COVID-19 virus. This could be due to an enforced travel ban by the countries which the Occupier is traveling from/to or; due to a possibility of contracting the virus by showing symptoms as per published guidelines by Public Health England and The World Health Organisation. In these circumstances, there will be a £50 transfer of the Agreement fee（50镑的转交合同的费用）, which will be deducted from the monies paid to Study Inn. The remainder of the payments made to Study Inn will be returned to the Occupier and the Occupier will be released from the License Agreement.

If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit will be returned.
